Positive, Negative, and Zero ROI
A positive ROI means the final value exceeds the total cost. A negative ROI means the investment lost money, while a zero ROI means the final value equals the amount invested.
These labels describe the result, not whether the decision was sensible. A positive result may be too small for the time and risk involved, and a negative result may reflect a deliberate short-term investment in a project that has not finished.

Net Profit or Gain
Calculate net profit by subtracting the total investment cost from the final value, including income received during the holding period.

If you sell a stock for $5,400 after buying it for $5,000 and receiving $100 in dividends, your gross gain is $500 before taxes and fees.
Total Investment Cost
Total investment cost includes the initial amount and any additional spending needed to acquire, operate, improve, or sell the investment.
Depending on the asset, this may include brokerage fees, loan interest, repairs, insurance, advertising costs, shipping, professional services, or taxes. Keep personal spending separate unless it directly supports the investment.
How to Calculate ROI Step by Step
Use this process when you want a repeatable result rather than a quick estimate.
- Identify the initial investment. Record the amount paid or committed at the start, including purchase charges.
- Add all relevant costs. Include later contributions, operating expenses, financing costs, selling costs, and applicable taxes.
- Calculate the final value. Add the sale value or current market value to dividends, interest, rent, or other income received.
- Apply the ROI formula. Subtract total cost from final value, divide by total cost, and multiply by 100.
Identify the Initial Investment
Start with the money that left your account, not just the advertised purchase price. For a $10,000 investment, a $50 transaction fee means your starting cost is $10,050 if the fee was required to buy it.
For a business project, record the full approved budget and identify whether employee time, equipment, or existing software belongs in the calculation.
Add All Relevant Costs
Use receipts, account statements, invoices, and payroll records to replace estimates with actual figures. If a cost is uncertain, create a low, expected, and high scenario rather than hiding the uncertainty.
For a property, for example, the calculation may include the down payment, closing costs, renovations, insurance, maintenance, interest, and selling expenses.
Calculate the Final Value
Use the amount you could actually receive at the measurement date. For a publicly traded asset, that may be its market value; for a completed project, it may be additional profit attributable to the project.
Include cash income such as dividends or rent. Do not count the same income twice by adding it to both the final value and the gain.
Apply the ROI Formula
Suppose your total cost is $4,200 and your final value, including income, is $5,040. The gain is $840, so ROI is $840 ÷ $4,200 × 100, or 20%.
Save the calculation with its dates and assumptions. That record makes it easier to compare your expected ROI with the actual result later.

Examples show why a complete cost figure matters more than a headline return.
Example: Calculating ROI for a Stock
You buy shares for $8,000, pay $40 in purchase fees, receive $240 in dividends, and sell for $9,000 after paying a $45 selling fee.
Your total cost is $8,040. Your final value is $9,195, calculated as $9,000 plus $240 minus the $45 selling fee. Your gain is $1,155, and your ROI is $1,155 ÷ $8,040 × 100, or 14.4% before any income or capital-gains tax.
Example: Calculating ROI for a Business Project
A marketing project produces $18,000 in additional sales. The business spends $7,000 on advertising, $2,000 on design, and $1,000 on contractor support.
Total cost is $10,000, and the project profit before other business taxes is $8,000. ROI is $8,000 ÷ $10,000 × 100, or 80%. If some sales would have happened without the campaign, subtract those baseline sales before calling the entire $18,000 a project gain.
Harvard Business School Online uses the same logic in its project example: estimate revenue, subtract every project expense, then divide the resulting net profit by project cost.
How to Calculate Annualized ROI
Annualized ROI converts a holding-period return into an approximate yearly rate. It helps when one investment lasted 6 months and another lasted several years.
Annualized ROI Formula
For a single initial investment with no additional contributions, use:
Annualized ROI = [(Final value ÷ Initial value)^(1 ÷ years held) – 1] × 100
If $10,000 grows to $12,100 over 2 years, annualized ROI is approximately 10% per year because $10,000 × 1.10 × 1.10 equals $12,100.
This is a compound annual growth rate, often called CAGR, or compound annual growth rate. It is less suitable when you make frequent deposits or withdrawals because those cash flows change the timing of the return.
When to Use Annualized ROI
Use annualized ROI when comparing investments held for different lengths of time. A 30% ROI over 1 year is not equivalent to a 30% ROI over 5 years.

Anticipated ROI vs. Actual ROI
Anticipated ROI uses forecasts before you commit money. Actual ROI uses recorded costs and results after the investment period ends.
Calculating Expected ROI Before Investing
List expected revenue, expected costs, timing, and assumptions before making the investment. Run at least 3 cases: conservative, expected, and optimistic.
For a business plan, connect the assumptions to evidence such as supplier quotes, customer orders, historical conversion rates, or a documented budget. You can use this business plan approach for testing financial assumptions before calculating projected ROI.
Measuring Actual ROI After the Investment
Replace estimates with bank records, invoices, sales reports, and final market values. Compare actual revenue and cost with the original forecast, then explain each material difference.

There is no universal good ROI because the answer depends on time, risk, liquidity, taxes, and available alternatives. A high percentage can reflect a short-lived or highly volatile opportunity.
Compare ROI With Time, Risk, and Alternatives
Compare annualized returns over matching periods and assess the chance of losing money. A lower-return investment may suit you better if it has more predictable cash flow or less downside.
Also compare the result with a relevant alternative, such as a savings account, broad market index, or another use for the business budget. Do not treat a forecast as a guarantee.
Limitations of ROI
ROI is useful as a first comparison, but it leaves out several details unless you add them to the calculation.
Inflation, Taxes, and Fees
Nominal ROI does not show purchasing-power changes. Inflation reduces what your gain can buy, while taxes and fees reduce the amount you keep.
For a more realistic result, calculate both a pre-tax and after-tax ROI. Tax rules vary by account, asset, and location, so re-check them for the tax year you are reporting.
Cash Flow Timing and Reinvested Returns
The basic formula treats the investment as one starting payment and one ending value. It can misrepresent results when you make monthly deposits, receive interim income, or withdraw money.
For multiple cash flows, consider a money-weighted measure such as internal rate of return (IRR), or use a time-weighted return when comparing portfolio management. These methods require dated cash flows.
Why ROI Alone Does Not Measure Risk
ROI says how much an investment gained or lost, not how often its value fell or whether you could access your money when needed. Review volatility, liquidity, concentration, debt exposure, and the possibility of a total loss.
